Who You Are
As a Property Manager, you will oversee a portfolio of long-term rental properties, with a strong focus on student rentals.

You are passionate about providing exceptional service and take personal responsibility for ensuring that both tenants and property owners are satisfied.
Key Responsibilities
Tenant Experience
- Serve as the primary point of contact for tenants and property owners.
- Advertise and fill vacancies, conduct showings, and manage lease applications and tenant onboarding.
- Ensure timely and professional responses to maintenance requests, tenant inquiries, and concerns.
- Support lease renewals and foster long-term tenant retention—especially among student renters.
Property Operations & Maintenance
- Schedule and oversee regular and emergency maintenance.
- Conduct move-in/move-out inspections and periodic preventative inspections.
- Coordinate with third-party contractors for repairs, landscaping, and seasonal upkeep.
- Recommend and oversee property upgrades to increase rental value.
Financial & Administrative Duties
- Manage lease agreements, rent collection, background checks, and security deposits.
- Maintain up-to-date records in property management software and tenant tracking systems.
- Ensure all properties operate in compliance with residential tenancy regulations.
Business Growth & Client Relations
- Build and maintain strong relationships with property investors.
- Identify opportunities to streamline operations and improve client satisfaction.
- Represent TreePad professionally at industry events and with community partners.
Requirements
- Must own a vehicle and have a valid driver’s license with a clean driving record.
- Strong communication and leadership skills—you will be the face of TreePad to tenants and owners.
- Motivated by leasing success—you’re confident in filling vacancies quickly and with quality tenants.
- Organized and able to manage multiple properties in a fast-paced, ever-changing environment.
- Quick to respond and follow through—reliable communication is a must.
- Tech-savvy—comfortable using property management systems and digital tools.
- Able to work flexible hours, including occasional evenings or weekends for urgent tenant matters.
- Professional, kind, and reliable—you treat every tenant with respect and professionalism.
